The Process

The first step is to have you complete a detailed questionnaire so we can determine a price range, what type of property you are looking for and the key lifestyle factors which are important to your purchasing decision.  You will no doubt already have an idea as to the locations where you would like to live.  Your answers to the questionnaire will form the basis of Stage One in the process, the Micro Market Analysis.

Stage One - Micro Market Analysis

The Micro Market Analysis (MMA) is a detailed list of the retirement living options which are located in the area of your choosing, and applicable to your preferences as outlined in the questionnaire. Every community is summarised in a comparison table so you can easily evaluate the best option for your needs. We talk through the MMA with you and answer any questions you may have.

From the MMA comparison table and your inspections, you then advise us of your preferred options (up to five). At this stage, we recommend that you go and inspect the sites yourself, if you are not already familiar with the communities in the area.

Your selections are then processed in our Stage Two Financial Evaluation.

Stage Two - Financial Evaluation

The Financial Evaluation is a unique service to Find My Retirement Home.

We use financial modelling to capture all of the initial and on-going expenses associated with your purchase, and show you one, easy to compare number for each complex based on three exit scenarios. This analysis will clearly show the complete cost of each purchase to you over time, taking into account estimated growth in capital value and expenses. This is incredibly important as different communities offer a variety of purchase structures and it can be very difficult to compare "apples with apples".

After we take you through the Financial Evaluation, you will be in a position to make an informed decision to select your preferred property. Then we go and negotiate a deal for you!

Stage Three – Negotiate the Purchase

This is where Find My Retirement Home can really add value for our clients!

Having worked for owners and managers of retirement living complexes, we know what aspects of the purchase can be negotiated to leverage a better deal for our clients. This can include benefits such as a discount off the purchase price, fit out inclusions or upgrades on new properties, or reduced fees.

Currently, it is a buyers' market in many areas with some owners of retirement living complexes seeking to sell excess stock. It is an opportune time to investigate and consider your options.
